Creating a Legacy
Hartness is a Traditional Neighborhood Development planned for 435 acres in Greenville,
South Carolina. The project emphasizes land preservation, low impact development
and sustainable building practices. Upon completion, Hartness is expected to
create approximately 700 residential units and 150,000 square feet of commercial
and civic space. The Furman Co., Development LLC was engaged by the landowners to provide consulting and management for master
planning, entitlement and development analysis of the property. The owners wanted
to create a lasting legacy by preserving some of the land’s most spectacular natural
settings. Of the 435 acres, approximately 214 acres will be set aside for open
space. This open space provides passive recreation areas as well as natural buffers
along the streams and ponds located throughout the property. The community provides
a variety of residential unit types, sizes and price points, including single-family
detached homes, townhomes, condominiums, and live/work units. In order to establish
design guidelines for the re-creation of authentic Carolina architecture for both
residential and commercial buildings at Hartness, the development team commissioned
local and regional architectural studies. This process laid the groundwork for
the creation of a pattern book that will guide the design and development of Hartness
for years to come.
The Hartness community is anchored by a village center that will offer civic
spaces, restaurants, retail shops, offices and service-oriented businesses, thus
creating a walkable community. Additionally, the village center will include
a new regional public library branch for the Greenville County Library System.
Low Impact Development techniques will be utilized during construction and it
is anticipated that all new construction will be built to LEED or Earthcraft standards.
Beginning with the first charrette, the entire development team strived to create
an innovative, sustainable community that was also economically viable in order
to set a new standard for quality development in the greater Greenville area.
All aspects of Hartness greatly exceed local building codes and land development
regulations. Some of the community’s sustainable features include:
