Furman is pleased to offer for sale 200 E. Camperdown Way, approximately 1.6 acres of the most premier commercially zoned tract in the Central Business District (CBD) of downtown Greenville, South Carolina. 1. Purchase of property with intent to take full control of property for development

2. Purchase of property with lease of existing building to current occupant Wyche Law Firm

3. Purchase of property with intent to deliver Class A office space in new building with Wyche Law Firm as primary tenant

Refer to the RFP for additional information regarding the Offering alternatives, and details on specific submittal requirements for each alternative.

 

OFFERING PROCESS

Jural intends to select a Proposal based upon the selection criteria described below. If a Proposer proposes to develop a New Building in which Wyche Law Firm would be a primary tenant, then the Proposer must be sufficiently qualified and experienced to serve both as Developer and as Landlord for Wyche.

Furman will assist Jural in qualifying the Proposers and evaluating their Proposals for the purpose of narrowing the candidates to enter a second round of the RFP process.  The second round will consist of refining the proposed terms and will include Jural’s submission to Proposers of a form of Purchase & Sale Agreement for mark-up and comment. From the finalists, Jural anticipates selecting one with which to negotiate final business terms as a prerequisite to entering into a definitive Purchase & Sale Agreement.

Prior to execution and delivery of a definitive Purchase & Sale Agreement, Jural reserves the right at any time to cancel the RFP, to accept any Proposal, or to reject any or all Proposals.

Complete written responses to this RFP must be received electronically by Jural and Furman by 5:00 PM Eastern Time (“ET”) on June 21, 2019. In addition, three bound copies of your response should be sent to Furman via FedEx or UPS overnight courier service to be received by 5:00 PM ET on June 24, 2019 at the below address:

Your Proposal should provide adequate information to present a clear understanding of your ability to close the purchase and complete any other aspect of the proposal. The offers should include all information as specifically required per the RFP.

Please be aware that the Seller is not offering a Buyer Broker Fee.  If the Buyer is represented by a Buyer Broker, the Buyer will be required to pay their Broker.
